The land is located off Lostock Lane and is part of a proposed mixed use development.

The Site

The site extends to 11.61 acres in total and has two proposed access points from Lostock Lane, the two points of access are the subject of a separate planning approval. The land is currently occupied by industrial buildings and hardstanding.

The northern and eastern boundaries of the site are made up of a modern housing development. To the south of the proposed housing development is land which is in the ownership of FI Real Estate and is the subject of a proposed commercial development for up to 65,000 sq. ft of B1/B8 uses.

FI Real Estate have secured a reserved matters planning approval for the development of 200 units on 11.61 acres of residential land. The permission for the residential area was part of a wider mixed use scheme (reference 78297/07) which includes the commercial development of B1 and B8 uses.

Access to the site is the subject of a separate planning application (planning reference 03277/18) which provides for two access points from Lostock Lane, one to serve the commercial development and a second to separately serve the residential development.

The Section 106 Agreement provides for a contribution of £60,000 towards public open space.

Middlebrook Retail Park is situated in close proximity and offers an extensive range of retail and leisure facilities including a multiscreen cinema. Unconditional offers are invited on the basis of the approved proposals for 200 units. Further consideration may be given to offers on a subject to planning basis, provided that they are made on the basis of a plot substitution.

The closing date for offers is 12 noon Wednesday 26th September. Offers submitted via email are acceptable.


The seller has elected to waive the VAT exemption and therefore VAT will be payable by the purchaser on legal completion in addition to the purchase price. The buyer will be provided with a VAT invoice to facilitate recovery of the tax.
